Timber Frame FAQ
Phoenix Homes UK - Timber Frame Modular Home FAQs
What is a modular home?
A modular home is one that is built in a factory. They are built in transportable finished sections. The completed sections are covered and transported to your site, where they are assembled by our fitting crew..
A modular home is not a mobile home; it is simply a home that is built off-site, as opposed to on-site. These homes are often called factory-built, system-built or prefab (short for prefabricated) homes.
What’s the difference between Modular Homes and Mobile homes?
Mobile homes are not placed on permanent foundations whereas modular homes are permanently situated and can’t be moved. Mobile homes, Park Homes and ’caravans’, can be moved from one location to another. There are specific laws and regulations regarding these relocations. Mobile Homes normally do not require planning permission, but modular homes normally do.
How do modular homes differ from traditional block & brick houses built on-site?
Because modular homes are built indoors, they can be completed in a matter of weeks, as opposed to months. They don’t experience the typical on-site delays caused by bad weather. Modular homes must conform to specific rules, guidelines and building codes. Phoenix Homes UK’s modular timber frame houses surpass UK Building Control Regulations and those of a typical new build.

Modular homes offer hundreds of personalised features that include (but are not limited to) laminate or solid wood floors, solid-surface counter tops, various cabinet styles and wood species, exterior finishes, plumbing fixtures, etc. You can customise your home with many elements, just the same as you would with a traditional on-site build.
Are Timber Frame modular homes more expensive than those built on-site?
Off-site built homes can typically save you quite a bit of money. Because they are constructed in a factory, they can be built fairly quickly - in a matter of weeks, as opposed to months. While your house is already being built in the factory, your on-site work (ground works, connections, foundations etc…) can be done in the same time frame. With both major elements of the project (site work and house building) happening simultaneously you can save a chunk of your budget.
It is important to note, however, that the more complex the design and specs, the more your home will cost.
Will a timber frame modular home cost more to build?
Modular homes can be more affordable than site-built homes. Their shorter build time will save you money on the overall construction. Typically we see savings of around 20-30% compared to block built homes.
What requirements are there for owning a timber frame modular home?
A homeowner must own the land on which the home will reside; depending on your location, planning permission must be in place and you must have foundations and services in place prior to the delivery of the modular house.
